Project Narrative:
The project consists of two 27-storey towers (above the ground floor), the lower floors are for commercial use and the 24 floors on top are intended for residential use. Due to the undeniable role of the economics and the high risk of investment in this large-scale project, the client has predetermined the number and area of residential units as a major factor based on economic studies.
The level of occupancy and congestion and the number of floors have been approved by the country's highest architectural and urban development body. Given the aforementioned, achieving the space plan was only possible with careful volumetric spotting and special attention to the plan. Therefore, the "plan-based" approach in this project has been the basis of the design, and the various design elements has been in harmony such as the elements of a machine.
Design of a project with a predominantly residential usage has specific regard to the living and cultural issues of their residents, so the issue of privacy matters is of high important and has been addressed in volume spotting in order to avoid residential units' potential to disturb one another privacies.
Structural and architectural coordination is another key point of this project; the earthquake criteria for high-rise towers in Iran are extremely strict and due to the freedom of action of the architect to provide the typology of residential units and improve the life quality, peripheral columns are close to each other while central columns are in further distances.
Overall, the design meets all the technical requirements and the client's defined defaults simultaneously.
